General Booking and Information for Swarthbeck Farm Cottages  

The nearest shops are in Pooley bridge (2 miles) including post office, general store and inns. The market town of Penrith is 8 miles distant.

Electricity consumed and phone calls made are paid for by reference to meter readings and as advised by BT.

All properties have mains water. Dogs/cats may be brought but must be kept strictly under control. Please do not allow your pets upstairs.

High chairs can be provided on request. Please consult the owners if you wish to have barbecues or bonfires.

All properties have well-equipped kitchens, with electric cookers, toasters, electric kettles, freezers, microwave ovens, washing machines, tumble dryers and colour TV's with DVD.

All beds are provided with duvets, pillows and mattress and pillow protectors. All other bedding should be brought with you, ie duvet covers, pillow covers, bottom sheets, and towels. Tea towels, oven gloves, bathmats, dishwasher tablets, washing-up liquid and kitchen paper are all provided.

All properties have shared access to private lake frontage and access to public footpaths and open fells.

Please be aware that some of our properties are not really suitable for the very elderly or those with mobility problems, due to the geological location of our properties, overlooking the beautiful Ullswater, we are not very wheelchair-friendly, please contact us personally for more information.

Visitors are very welcome to bring own small boats which can be launched (at own risk) from our private (shared) lakeshore frontage.

We strongly advise visitors wanting to borrow boats to be sure they have appropriate 3rd Party Liability and Personal Accident Insurance, as our equipment is borrowed entirely at visitors’ own risk. You may be asked to sign a disclaimer before setting out.

Please be advised that all our houses are Non-Smoking.

We are pleased to announce that Swarthbeck House is now equipped with WiFI. If you wish to use it we ask that you will accept a small extra charge of £10 per week for this facility.

For all properties, a firm booking is made on receipt of a completed Booking Form and deposit of £120.00 (£120.00 for full weeks and £60.00 for weekends and short breaks) (All prices quoted on this website include VAT at 20%)

Full week bookings are normally made from Friday to Friday and tenants are asked to vacate by 10.00am on the date of departure.

The accommodation will be ready by 4.00pm on the first day.
